Accent Design Group Wins First Prize for a Mixed-Use Building in Gemmayze


Designed by Accent Design Group, Gemmayze 7 is located at the very heart of Gemmayze district in Beirut , the narrow site is embedded within the existing urban fabric. At the back side it offers a view towards the sea at the upper floors.

The Client’s brief required 36 units of simplexes and duplexes, a penthouse, offices, retail on the ground and mezzanine levels and 6 levels of underground basement. The units range from 90 to 130 sqm and the penthouse covers 1000 sqm, with its private roof terrace and swimming pool. The office spaces range from 60 to 130 sqm.
Given the tight urban context, the design strategy consisted of creating a U-shape structure that would split the units across two main parallel slabs, connected by a perpendicular slab, which provides the opportunity of an internal courtyard. The diverse client profiles (students, young couples, professionals) and the high cost of building in Beirut led us to propose a variety of unit sizes that nevertheless accommodate their private green spaces, which in some cases translate into 6m high suspended gardens. This results in a “Light“ façade of perforated mesh that presents the building as a stacking of different units, with a rich interplay between solids and voids, greenery and structure.
 The retail spaces on the ground floor are located along an internal alley that links the street of Gemmayze to the street of Abou Rouss. These spaces will host Art galleries and workshops for artists and designers. The alley is inspired by the old urban fabric of Gemmayze in capturing the original spirit of the area.
This project attempts to translate the typological richness of Gemmayze into a playful volumetric composition, allowing different scales of apartments to come together and re-define a residential building that avoids the normative banality of contemporary commercial architecture

Elie ABS, is a co-founder and Principal Architect of ACCENTDG. Elie has graduated from Lebanese American University, School of Architecture in 1997 and subsequently gained the post-professional Graduate Design M.arch & Urbanism Degree from the Architectural Association School of Architecture in London. He has worked at KPF London. He has also taught architecture and urban design at the Lebanese American University (LAU) in Lebanon.
